I am not pleased with the way in which the Club manager and Board of Directors are handling the recent information about the homeowner who is stalking 2 teenage members of the Club. I happen to know these people and I am well aware that they have been approached on several occassions by this stalker. He has parked in front of this young man's home on more than one occassion!!!! If anyone made the sexual comments this person made and followed my son to our home my wife and I would consider this an extremely serious matter. I 've spoken with a member who says that Karen Felder(Manager at The Club) says it's only allegations and only occurred one time. This is completely untrue! Please be cautious as The Manager is obviously brushing the issue under the rug.

DeleteKarin Felder is no manager. She flucked that course 100 percent.She had Seabreeze hack into the blog and make it inconvenient to use. Well that's the club management. The older man who works at the club says there is a bathroom renovation planned for next month. Why is what I want to know. The pool cracks should be repaired first!!! Get this manager out of office she is terrible! I don't know where she learned to manage but she has it all wrong.
DeleteIt is disturbing how anyone can hide such info that would cause harm to others. Karen Felder and Seabreeze are no good for this community. This is my first time blogging but I heard Seabreeze has done nothing to stop this from continuing. Did this blogger begin in 2009? Karen Felder concealed the leaks outside the bathrooms without repairing them and this means we will end up paying for a very costly repair in the future! Someone writes that club staff said there was another bathroom remodel next month who said it? Why the hec are they doing this when we have faulty gym equipment that needs to be replaced?

DeleteMrs. A it was Jason(see Feb. 18th comment. But we did not need to hear it from him to know this was the case. Look at all the concerns from past years? Ask your neighbors too. Ms. Felder should not be managing this club nor the management team for they have failed to rectify these issues.
DeleteHaa I just saw the "blackheart" name for Miss Felder it fits! Look any practical decisions are not made by the manager. She has her priorities----cutback, cutback so she gets a big bonus. That is why she has not replaced any of the old equipment or repaired the leaky pipes. She is a walking liability!

Our money should be used here and also in the repair of leaks and cracks throughout the property. Karen has been a loss to the community since day one. Fewer members are attending the (Member sponsored) parties. None of us want to be around a person who misuses her title at the expense of others. She is a blackheart. Whoever came up with the nickname was right. Karen you are a blackheart!
DeleteYou can add Jason to the list too. His reply was the bathroom remodel made no sense to him and he did not know why Karen Felder was not having the cracks in the pool fixed. He mentioned that he always gives suggestion forms Karen or leaves them on her desk. This was last month when we spoke. Karen has got a terrible way of keeping this community safe and clean.The gym is so unclean, it is as if Karen is doing this to spite peoples requests.
DeleteWe have friends who's son used to work at The Club at Rancho Niguel. Our friends say their son has said on many occassions that Karen Felder who manages The Club is very non-confrontational. Alot of the homeowners requests are not even considered. He also said Karen and the members of the Board are all very close and back each other up so you are at the mercy of Karen's decisions which are not always fair! Now I know why people don't attend those Board Meetings.

DeleteI think my last comment was not published aso I will repeat it on this blogger. When Jason at the club and I talked he said any employee that does not follow Karens protocol has a difficult time dealing with her. He's a great guy but he admitted to me that his hands are tied. It is unproductive to tell employees about concerns as Karen Felder has already proven. The media is the best and most productive source. I want residents to know that Jason was not even comfortable sharing this with me in the office, we spoke outside so please be mindful of this when you have requests for the staff. Be pro active let the news, papers, public know!
DeleteI know the man that used to work at the club and he spilt the beans to his family about Karen Fellders dishonesty. The management company didn't do a thing! Now Jason, on the staff says he can't do anything about Fellder's corrupt management "hands are tied". This means complaints and issues brought to the managers attention do nothing to improve the situation. Why the hell then am I paying dues?
DeleteMs Felder is a disease to this community! I just typed a long comment on the other half of this blog and I can't find it anywhere. Why do you want to continue to hide residents concerns? The code word you have to type out to print your comment is so difficult to read once more Ms. Felder makes a mockery of residents here. You should notify the press if you want something done around here. DeleteAfter I read this blogs about what Jason say about club manger me and my husband think wow we have no ability for improvement in our club. This cannot be since we pay the money we have the right to speak up and make things more better here. I was using the treadmill,first one and it goes much faster and keep increasing. I cannot stop then member next to me unplug machine and turn on again. This is so dangerous he say that manager knows bad operations of the machine and they don't replace. This is so stupid! I could get hurts if this man would not unplug treadmill for me. I want for new management this is so bad shlould not be like this if we pay money for club fees every month!

DeleteI know alot of homeowner want to attend July Board meeting but it is cancelled until next month? This is a violation of the civic code! We should not have to wait another month! If anyone know if this is civic code violation please enter information on this blog.
ReplyDeleteYes Karen Felder has violated civic code many times. She skips board meetings when she does not want to confront members. She did this when members were upset about the child molester that was harassing 2 teenage boys in the community. Jason has attested to this fact that Feder hides things about the club from the members. That is how come when you request things repeatedly nothing changes. Felder wll say fill out the paperwork come to the meetings, I care but she does nothing. ACTIONS SPEAK LOUDER THAN WORDS!And no I am not a robot you crazy,lying manager!!!!!
DeleteOn August 7th I along with my in-laws from out of town and my 3 children entered the club to swim in the pool. There were signs posted that The Club at Rancho Niguel had no running water from 9am to 12 noon. It was 5:40pm when we arrived and there was still no water!!! My father-in-law needed to use the restroom and they were closed. I asked an employee about temporary bathrooms and they said my only option was to go home to use my bathroom. They informed me of a leaky pipe that needed repair and the water would be out all day!!! taht means no restroom showers, toilets, fountains, sinks w/ running water. I was fuming! We left when we saw the cleaning man using pool water to clean with. He was told to do so by the club manager. This is in violation of a health code and the final straw for my family and I . We feel it's time to move, this is a definite health risk!
ReplyDeleteI have felt for a long time that it is a conflict of interest to have Karen as Manager of The Club and herbrother John as V.P of Seabreeze. It looks like that's why alot of the issues's that should be properly addressed at The Club are not! I would encourage members to attend more Board meetings and get a group to support you or this neglegance will contine.
ReplyDeleteLast August 7th. I watched as the cleaning guy contracted by The Club used pool water to clean the place! HE SAID kAREN INSTRUCTED HIM TO DO SO1 ( I am bilingual) I guess there was no water due to a leaky pipe being repaired that day. This was the breaking point for my wife and I, we are looking to move. That's real sanitary Karen.
ReplyDeleteMy family is using The Club less & less because we have figured out Karen Felder, the Club manager is managing poorly. Actually she is the master of disguise because if problems do arise due to her poor decision making she completely denies it! I have witnessed it first hand. She gave a close friend of ours information and as soon as members began to complain she completely denied what she had stated earlier!
ReplyDeleteI think the best solution would be for club members to gather together and have the current managemant company Seabreeze in Aliso Viejo dismissed. They are horrible as many are fully aware and Karen Felder and The Board members are all in on this. They back Karen regardless of if what she's doing is honest or not. Please urge your friends to attend the next Board meeting on August 27th at 6pm in The Niguel Room.
I did not know that we as members of The Club at Rancho Niguel could change the current management Company. Unfortunately I work during the next board meeting and will be unable to attend. I wonder if a petition could be started. I've seen Karen Felder giving out voting ballots to members(myself included) as we enter the clun to vote for the current board members. This is a violation of the civic code and I hope no one is feeling pressured to vote despite Karen's request to do so. These ballots need to mailed to the homeowners of Rancho Niguel.

When I entered The Club today to workout Karen Felder, the club manager handed me a ballot and asked me to vote for board members! I had heard from a neighbor she was electioneering last year and I know this is against code. I urge homeowners at Rancho Niguel to check this website and report this www.davis-stirling.com then go to the bottom of the page and click contact us. I didn't believe it when my neighbor told me but I saw it with my own eyes today!!!!! Please make a statement she was encouraging re-electing current board members(her friends) which is the reason so many homeowner concerns have been overlooked!

ReplyDeleteIt has been my experience as a long time homeowner at Rancho Niguel that people often complain but really are not pro-active about getting their concerns out. I've heard from many members that thier requests have been shot down by the board. There is a great need in a large number of homeowners getting together tomake our voices heard. I tried to get a petition started once but found many were too busy to attend the Board meeting. WE NEED TO GROUP TOGETHER & ATTEND THE BOARD MEETINGS! the next one is being held in the Niguel Room at The Club at Rancho Niguel on August 27th, 2009--6pm.

ReplyDeleteI'm not at all amused with the information I recently recieved regarding the delay in the bathroom renovations at The Club. How many times did dues go up last year and they are saying they are still under budget??? Those bathrooms are gross!!! I believe it's poor use of finances that have caused the delay. I would urge all who are considering purchasing a home at Rancho Niguel to think twice. You are better off buying elsewhere in Laguna Niguel & buying a pass to a local gym, The laguna Niguel Racquet club, or even Nellie Gail.
ReplyDeleteI heard Karen Felder say that she 's glad the last board meeting was cancelled. She said she was in and out of the meeting in 45 minutes. I guess that's the way she likes it. It is her job to address the homeowners complaints!! I believe we need a manager that is not afraid to deal with issues and concerns but how will she ever be replaced with her brother as her boss! I just found out The vice-president of Seabreeze Mgmt. Co. is Karen's brother!!! That explains why so many issues are overlooked. As far as I'm concerned we need a new management company people.
ReplyDeleteThere is quite a conflict of interest at The Rancho Niguel Club. The club manager Karen and VP of our management Company John are related. They are brother & sister I recently learned. It's bad enough Karen has been soliciting votes to re-elect the same board members but it makes sense why we as homeowners don't have a voice around here! This needs to stop immediately. Does anyone have any information on how to begin this procedure?

ReplyDeleteNot long ago I brought a raft to the club to lie on while I was in the pool. The manager Karen ordered me to stop using it. I told her I've used it before without being told I could not use it,(there was hardly anyone in the pool) and there are no signs saying it was prohibited. When I left she handed me a newsletter that dated back to last Spring that said rafts were not permitted. My friends sons both brought boogie boards this very same day to the pool(also prohibited in the newsletter) and they were never told that they were not allowed! After reading some of these comments I can see Karen is not consistent at all. She harassed me as I left the club insinuating that I don't even live in Rancho Niguel. We need new management at The Club she is horribly unprofessional.

ReplyDeleteI read your comment about no rafts permitted in the pool. You are not the only one who feels this way. I took my son to the club last week and we brought in his boogie board for him to play with in the pool. I've known Karen for a long time and she can be nice but she's definitely not consistent. She never told my son or myself that we could not use a boogie board in the pool. I would just bring your raft in on the days that she is not working. Sorry to hear about your unpleasant experience.
I don't understand why we should tolerate such inconsistency. I went to the club today to check the bulletin board about when the next board meeting is and the date was inaccurate! I double checked with an employee and they told me it was tomorrow. The board said the meeting was on the 16th of Sept.

ReplyDeleteI have close friends whose son was employed at The Club and we learned from him that Karen likes to avoid issues that arise at The Club. She's not confrontational but she won't admit this at all. She insults members that she does not have a close relationship with. He eventually decided it was time to find another job because he did not agree with Karen's way of managing. It was a real eye opener for me, Karen knows how to put up a good front.
ReplyDeleteMy son is friends with a couple of the employees at The Club. He says that the staff does not feel Karen Felder backs them up when they try to enforce Club policies. Some of them don't even bother enforcing the rules because of her lack of support. They also told my son unless a board member complains, family member of a board member, or close friend of a board member then there's little chance anything will be addressed!!!!!! Why are we paying Club dues anyway? They also said Karen's brother is her boss! Is this a conflict of interest? The young men also said her brother will cover up any problems for his sister. I want this to stop, it's no wonder i've heard people say attending the board meetings are a waste of time.
ReplyDeleteI am also familiar with the lack of customer service provided by the male staff at The Club. However it's been my experience that the female staff members Merriam, Mary and Connie are very professional and consistent. I sense that they don't always feel supported by the young men who work with them or management but they do try. I would feel comfortable approaching these womwn with any concerns.
ReplyDeleteThe date of the next Board Meeting is still not posted inside the glass case near The Club entrance. I've been taking notice the last 3 months the accurate information is not posted until the afternoon of the actual Board Meeting! Way to go Karen, I guess it's true what I've heard she doesn't want to deal with the members complaints! But she'll never admit to that. For anyone interested the next meeting is October 22nd at 6pm in The Niguel Room.
ReplyDeleteYesterday October 19th, 2009 I came to play tennis at The Club and Courts 4,5,6,7, and 8 were all in use--it was awomen's tennis league that Karen Felder approved. Most of these women are not even members of the club, why are dues paying members unable to use the courts? The walk on courts were all taken and I ended up having to go home. My nieghbors know a couple of women on the league and they said they give Karen Gift certificates and wine in exchange sometimes in exchange for use of the courts. The comments I've read on this blog make me feel like attending the board meeting is useless! For all of you tennis players out there I would think twice before you decide to move to Rancho Niguel. I asked one of the employees in the office if there are more leagues playing in the future and he had a list of over 7 different occassions this year!

The club closes at 10pm, why are we catering to a this group of people! My friend who is also a member says that the majority of these women are not even members at The Club!!!!!Karen Felder really has her priorities screwed up. I asked an employee working at the office and he says there are over 15 upcoming matches this year!!!I had to go to my friend's club as her guest! Thanks for caring about dues paying members Karen. What motivates you to please these Leagues???
ReplyDeleteWe are going to have the bathrooms remodeled at the club next year. i heard they said it would only take 1 month to accomplish. Let's hope it's not the same mess that occurred when the pools were worked on--this lasted 5 months! The pool opened the 1st day of summer!!! Karen made some poor choices back then please attend the next board meeting to prevenmt another disaster from happening.
ReplyDeleteThis is wonderful! My neighbors informed me about it. I remember the pool and deck remodel it actually lasted 7 months! But I think most people are aware how pooorly managed the club is. I am writing to inform anyone interested that a petition is circulating regarding changing the board members at the club and possibly even selecting another management company for the club-Rancho Niguel. It's becoming pretty obvious that Karen and The Board members are self serving group of people. I believe as homeownres that we need to have our needs addressed. I will write back with more information.

ReplyDeleteWow! It took me a while to locate this website, I had been given the wrong address. Finally I googled rancho niguel club blog & here I am!!! Thanks to whoever took the time to create this site. I know there are many homeowners who would agree with the statements made here. Let's see how long it takes for Karen to post the next board meeting flyer at The Club. She usually posts it the day of the meeting as we all know that she prefers nobody comes.
ReplyDeleteSince I've read the comments on this blog I started really observing Karen at The Club and so far I can say the comment about the borad meetings and she preferring no members attend must be true. The notice for the next board meeting has not been posted for the last 4 months until the actual day of the meeting. I know last month there was no board meeting so I am referring to 3 months prior to November and December 2009. I've also heard other homeowners express much discontent about her lack of management skills. We don't use the club often but we are not really feeling like we are missing anything after my conversations with other neighbors.
ReplyDeleteI don't think alot of Rancho Niguel homeowners know about this blog. I would say that many agree that Ms. Felder lacks consistency and professionalism. If what I read is true about her relationship with the Board, then this needs to change immediately.
ReplyDeleteI had such a hard time finding this blog, I tried rancho niguel club blog and finally found it when I added Karen Felders name. I guess with all of the real estate sites Rancho Niguel is quite common. I can't agree more with so many of the statements made here. Who kno's if Seabreezr Pres. is aware of it all? Maybe she knows and just doesn't care, if this is true then let's work on getting a new management Company.
ReplyDeleteKaren at the club told me once that the Ceo of Seabreeze lives in Coto de Caza or Dove Canyon, I don't remember but this and her name should be enough information to locate her residence.

I have some gripes about the security that was hired to patrol the club last summer, if what I'm reading is true then I'll just notify Seabreeze. This guard was sleeping on the job and last week I saw him visiting with Karen in the office. this is not going to happen again!
ReplyDeleteI took my children to the playground today. We had to use the portable restrooms because of the restroom remodel. They were both filthy!!!! I asked a staff member how often they are serviced and they said once a week! Common sense should tell you that for a club who services over 1000 homeowners and who is used to having 3 stalls in the ladies rm 2 in the mens plus a urinal that once a week is insufficient!I was told this is what Karen felt was appropriate and she's done remodels before at the club???? Really, it doesn't look like she knows what she's doing!
ReplyDeleteThere are lots of comments about members that are feeling Karen is unfair and makes poor decisions. I've lived here longer than Karen's managed the club and not much as changed. She treats people differently depending on wether she connects with them, likes them,has something in common with them, whatever you want to call it. My wife and I don't use the club much for this very reason. We have memberships at another club that we enjoy, but I'm saddened to read how many homeowners are not taking the initiative to make a change for the better. If you are not pleased then take it to the top. Call the management company and see how they deal with this, it's their job to handle it.
ReplyDeleteI don't plan on wasting my time at the clubs board meeting today. I think we all know how disfuntional those meetings are. Karen won't admit it but she hates for anyone to attend. I learned this from the ex-staffer. He said Karen would post the meeting info the day of and hope no one would show up---she told him this on several occassions.

ReplyDeleteTwo treadmills in the gym are making loud noises I am beginning to notice that this happens often----too often and it's not fixed correctly because the same machines keep needing repairs. I like the convenience of the gym nearby but I will workout somewhere else cause this is getting annoying now.(I am looking at other places).

A member gave me this website for detailed information about the tennis courts. I am shocked!!!! This is very serious it is going to take months before the courts are safe to play on!

ReplyDeleteI was dying of heat at the gym today. I walked in and walked right out. It was too hot to run outside so no workout today. Ther have been residents writing about working out at other gyms and buying their own equipment for home use I thought I won't be one of these people the gym is convenient but now I beg to differ. What we pay in dues should provide a beautiful and comfortable gym, I am going to try something else now. I know how the members feel now.

I'm really sad to hear about all these complaints but ranting about them here won't do any good. Writing or calling them, flooding them with these 1000+ comments, would be a lot more productive!
I learned about the Jason/staff employees comment about the management. It is a real shame that they feel they cannot help members here. If Karen treats staff this way he should walk!Quit disregarding important concerns! This Jason has plenty of options he should look around and stop tippy toeing around Felder!

ReplyDeleteFor your information I do know Karen well but I also know that I can't be frank with her about these things as it is apparent she has her own agenda. She has a brother working at Seabreeze he and the CEO were informed of the members request for a new manager yet not a thing was done. Karen wants to have the bathrooms remodeled now! She patched up stucco that had leaking pipes underneath them! The woman has no morals at all! We as residents deserve better we need a new management group here before the decay and corruption eats away at this community!

She was dumb founded when asked about why money was being spent on a bathroom remodel instead the plumbing. If you encountered difficulties commenting on this blogger you can thank Karen Felder just her way of adressing members concerns. She says come to a board meeting then she gives you the run-around, makes you think she's resolving your requests but she isn't. Then I heard she throws out member complaint forms too. She tried to make it difficult for us to share grievances on this site. Seabreeze has supported her poor management practices too. Just comment on this side of the blog from now on.

I met a member who plays volleyball, he said he blogged to let members know kissing the managers ass is how he gets what he wants but alot of people got angry and commented that he was being phoney. If there is alot of new sand on the volleyball pit then he was right!He doesn't agree with Felders managing style but he fakes it till he makes it, hence the overflow of sand...I think it is wasteful..go figure?

Well it sounds as if Jason and Robert are afraid to speak up for what is right. I thought it was Jason that did not agree with the managers plan to wait on pool repairs and remodel bathrooms but that his hands were tied? Someone blogged yesterday on the oyher half of this site that Robert was tired of Karen's shifty management style and was anxious to leave.That's a real dictatorship Felder has enforced. Blackheart? I heard about this site last month but I could not get to the comment box. Someone said Karen tried to send viruses to keep members from using the site. Monday a friend told me to use this side of the blogger. There were leaks near the bathrooms this weekend a friend says over two years now that Karen has not used funds to repair these leaks.What the hell is she in management for? How ridiculous to remodel the bathrooms again when we have leaks which means mold and who knows what else? Who voted for a bathroom remodel didn't they do the bathrooms last year?

I have Robert and Jason on tape watching a movie and I have taped them while watching teen girls in the hot tub via full screen. Oh it was a party, laughing, pointing at their private parts, one of the boys (I call them boys because they are not acting like adults) made a gesture like he was jacking off. Seabreeze is just as much to blame for hiding this bullshit. I have other beautiful additions to my video library at the club. Please record Jason the next time you witness this. It will help to have this to show to the public. Karen will always say she cares (my next door neighbor vouched for this)and that she will handle the situations but she does not so the best way is to keep your recordings.

He crosses t's & dots his i's with Karen the manager however he is sick of her BS he says she threw out a page from a book in the office where the club workers write comments each day because she didn't like what one of the workers wrote inside. She hides everything from the members and the early hours are disgusting he said his last day there cannot come any sooner. He also agreed that the people at the head office in Aliso Viejo hide everything too. They should just burn the fees we pay because they don't use them honestly. Problems with the restrms yeah of course I expected that the way this woman manages.

ReplyDeleteIt takes a while to get to the most recent comment on part I of the blogger. I have multiple screens up and work on other things during the wait. Karen had someone put a javascript on it to run slow(her usual way of handling problems). Jason tells me that he suspects the remodel will last about another month. He does not guarantee it will be completed in a month,depends what they find.

It has been more than two months now.She also said the fountain near the courts were taken out but when I asked about the plumbing she this was also taken out??? ReplyDeleteThe manager tells me it's the boards decision not hers or that she doesnt'make decisions here but it's not that way. My friend shared this with me that one of the guys in the club office said that Karen makes most all decisions except for when the board president decides. She spends less then she makes a larger bonus. Now I get it why she never follows through on the big stuff. She thinks then we can't say it is her fault but comon and do jobs correctly so it doesnt' end up costing the members here more money! I don't trust her the way she does bussiness here is destructive!

This is created by members for the members because she will not manage the club the way it should be.I talked with a few others who say the site would not open past the page before this one. I wanted to inform people about the dog and duck droppings by the pool on April 26th. The medium sized pool had dog poop near the water --if you face the gazebo it was the far left corner. Duck droppings by both large pools 7:50pm April 26th.

ReplyDeleteI have talked with alot of people who have grown to be more aggravated with the manager at the club. The management company, I am also told, is aware of the inadequacies. Karen had help putting this javascript on. so the whole propert management group has actively taken part in diminishing our efforts to create a more functional environment in the community. That is very poor for a company that should be providing top customer service for its clients. They say the board meeting will help us but that's not true. Just know what you all are dealing with. There may be fewer blogging due to the slower connection but there are not fewer people who care! Take matters into your own hands. Call the authorities for to date it seems to be the only way that we witness positive results.

When someone said they turned a bedroom into a home gym on this site that got me thinking. Since I pay dues I did not want to use another gym but The odor in the gym is so gross and management had not done shit about it I decided to join a bootcamp and now I am heading my own. ReplyDeleteNonsense that's what this manager does daily. This is not a decorating show she spends very impractically. The carpets in a gym are so 70's the cost effective and sanitary solution is flooring. She has no knowledge of what lives in carpets and padding!

I think both the bathroom remodels were a great disappointment. The money could have been used to repair the cracks in the pool, the fountain by the tennis courts, safe & sanitary flooring for the gym, safe gym equipment, cameras in the tennis courts--should I go on? I believe members get it it's Felder that has no idea what a good manager should be like. Pure waste of funds, watch HGTV and learn! Her head is in the sand ignore the repairs and Beautify what is not a priority really my grandkids could do a better job!

ReplyDelete$52,000 was the cost of the restroom remodel 2 yrs ago? For the money spent the bathrooms should look like a resort spa! What amount was added to the damage this year? This manager is like the virus she tried to infect this blogger with! Her disease spreads like the pox! She can't keep ignoring the items that need repair. Finish the work and finish it the right way so continued repairs will not be necessary! Quit wasting our money on stupid home improvement projects!

I had to see for myself they"disguised"the plaster that leaked just outside the managers office and I saw the manager wiping off the crap that was intoxicating the courts from my house(I live above the courts)one morning. It was right before a team played on it. I called to check on the courts the manager said it was fine no problem. "Are you sure they are safe to play on?"is how I asked. What a liar! Yeah she needs to change her name to Blackheart Felder!

My goodness these figures are alarming. I see the need for aproviding a safe playground but the lack of knowledge with the tennis court contractors? For their mistake why did we have to re-pay? Why if their work was bad did they not cover all costs? Felder needs to speak for us, she's not equipped for this positions responsibilities.
